Waterloo’s air terminal solution helps St Botolph’s achieve BREEAM rating

One of the largest new developments in the City, the St Botolph’s building, combines high specification with aesthetics and has been fitted out with an air distribution systems manufactured by Waterloo Air Products.

Designed by Grimshaw architects, the building now owned Deka Immobilien Gmbh a property and investment company, offers an adaptable commercial building and is now the new headquarters of the Jardine Lloyd Thompson Group plc.

The building is also one of the first in the UK to feature TWIN® lift technology with 16 lifts operating independently within eight shafts in a central atrium.

From the initial design stages environmental considerations have been a key feature of the build. Sustainability measures include:

• Very BREEAM rating
• CO2 emissions 11% less than the Part L 2006 target rate
• Solar controlled glazing
• Intelligent BMS for lighting control and heat recovery
• Photovoltaic panels

The HVAC system is an integral part of the design. The offices are air conditioned throughout by a two pipe fan coil system, with fresh air supplied at constant volume and temperature by centralised air handling units located at roof level. Internal temperatures are maintained at 22ºC all year round using a minimum fresh air rate of 12 litres/sec.

The selection and placement of air terminal distribution products are critical to the comfort in the space and Waterloo was challenged with meeting the design aesthetics whilst ensuring that its diffusers provided the highest aerodynamic and acoustic performance levels.

“Early consideration of the air distribution system helps remove any conflict between the building’s structure and its HVAC systems and ensures the maximum benefit and energy savings” says Rick Edmondson, Chairman, Waterloo Air Products.

By working closely with the main contractor Phoenix ME and the fit out contractor ISG, Waterloo supplied its CSJ Linear Slot Diffusers and SDFS Fixed Blade Swirl Diffusers and ensured a well-designed solution to suit the demands and aesthetic criteria.

The CS range is ideally suited for a wide range of commercial and industrial projects requiring single or multi-slot diffusers for ceilings, bulkheads or sidewall supply and exhaust.

The range features high air capacity, strong Coanda effects for good low flow performance, fully adjustable air pattern from horizontal to vertical and hidden flow control vanes for consistent facial appearance.

Many of the diffusers were custom built and featured a combination of sweeping 11, 12 and 13 metre curves replicating the many curvatures of the building’s design.

The Fixed Blade Swirl Diffusers provide an attractive but aerodynamically efficient alternative to conventional circular or square ceiling air terminals. The diffusers are particularly suited to modern buildings like St Botolph’s where there are high heating or cooling differentials.

The St Botolph’s Building is a 14 storey office building, 560,000 sq. feet offering office and retail accommodation one of the largest new developments in the City and will provide over 500,000 sq ft. (46,450 sq m) of highly specified and flexible offices.

St Botolph’s’ distinctive facade is entirely bespoke. Using multiple layers of glass, the building features unique blue tinted glass spandrels which provide solar shading.

Purchased by Deka Immobilien from Minerva plc, the property is now the global headquarters of Jardine Lloyd Thompson (“JLT”), the international group of risk specialists and employee benefits consultants and one of the largest companies of its type in the world.
